Read the answersDoes my roof need repairing or replacing?
What a free photographed roof survey checks, how repair and replacement are assessed, and what information to send before a visit.
Read the answersDoes all roof moss need removing?
No. Light growth can be cosmetic. Obstructed drainage, heavy debris or suspected damage calls for assessment before deciding whether cleaning is useful.
Will moss return after cleaning?
Regrowth varies with shade, trees, orientation and treatment. Biocide can slow regrowth; we do not promise a permanently moss-free roof.
Can roof cleaning repair a leak?
Cleaning does not repair a damaged covering or failed flashing. A leak needs investigation and a repair appropriate to the defect.
Why do my gutters overflow?
Debris is a common cause, but an outlet blockage, damaged joint or incorrect fall can also be responsible. Clearance and repairs solve different problems.
Do you check the downpipes?
Yes. Downpipes are checked as part of the gutter-cleaning service; a clear gutter cannot drain through a blocked outlet.
Can you clean gutters from the ground?
We use gutter vacuum clearance from the ground where possible. Property access and the obstruction determine the appropriate safe method.
Common questions
Roof repairs, slates & leaks
Can you repair just one slate or tile?
Often, yes. We check the surrounding covering and its support, then match and secure the repair appropriately.
Will a slipped roof tile cause a leak?
It can create a gap in the weather protection. No indoor stain does not prove the layers beneath are sound, so have it checked.
What is nail sickness?
It is corrosion of the nails holding natural slates. The fixings can deteriorate while the slate remains usable; repeated slips need investigation.
Does one slipped slate mean I need a new roof?
No. The extent and cause matter. An isolated fault may need only a repair; widespread fixing or support failure needs a different assessment.
Is loft damp a leak or condensation?
Rain-linked stains and cold-weather droplets provide clues, not certainty. Both can occur together, and other water sources may need ruling out.
Why does my roof leak only in certain winds?
Wind-driven rain can expose a defect at a junction or overlap. Describe the conditions so the inspection can follow the evidence.
Is a chimney stain always failed flashing?
No. Leadwork, masonry, flaunching and adjacent coverings can all be involved. The stain’s position alone does not identify the entry point.
What can I do safely if water is coming in?
Keep clear of bulging ceilings and affected electrics, move possessions only where safe, and keep people away from falling debris. Do not climb onto the roof. Seek emergency help if there is immediate danger.
Common questions
New roofs, flat roofs & roof details
When is replacement better than a repair?
Widespread failure of fixings, battens or other layers can make repeated local repairs unsuitable. The recommendation should be backed by an assessment of the roof, not its age alone.
Can sound old slates be reused?
Sometimes. Natural slate may outlast its fixings. Individual slates need checking for suitability before reuse.
Is EPDM, felt or GRP best for a flat roof?
There is no universal winner. Roof shape, deck condition, drainage, access and the intended use influence the choice.
Can a flat roof be repaired instead of replaced?
A local defect may be repairable when the deck and surrounding system are sound. Saturated or deteriorated support can require more extensive work.
Can lead flashing be repaired?
Depending on its condition and the failed detail, lead may be redressed or replaced. The junction needs inspecting before choosing the repair.
Is repointing enough for loose ridge tiles?
Surface pointing is not enough if the bedding has failed or tiles are loose. Security determines whether lifting and re-bedding or another fixing approach is needed.
Do I have to change to a dry ridge?
Not automatically. The roof, existing detail and proposed work matter. Mortar and mechanically fixed systems should be assessed for the particular property.
Should rotten fascias be covered with plastic?
Covering deteriorated timber hides rather than repairs the support. We replace rotten boards and check what caused the deterioration.
Does roofing work need permission or approval?
Requirements depend on the scope, building and location. Listed buildings and conservation areas need particular care. Check planning and building-regulations requirements before work is agreed.
Is the roof survey really free?
Yes. The survey and photographed report are free, and the report is yours to keep whether you hire us or not.
What does the roof survey check?
Roof slopes, chimneys, junctions and gutters, plus the loft where accessible. The inspection method depends on safe access and roof condition.
What should I send when booking?
Your postcode, a description of the issue, when it appears and any photos you can take safely from the ground or inside your home.
Can I get a second opinion?
Yes. A photographed inspection can help you understand whether a proposed replacement is justified or a repair is sufficient.
Will I speak to the roofer?
Yes. Hawkes Roofing is a sole trader business, not a sales team. You speak to the person who will assess the roof and do the work.
Is the work agreed before it starts?
Yes. The work is agreed in writing before it starts, and unexpected issues are photographed and discussed before further work is agreed.
