Roofing questions

Is it a roof leak or condensation?

Rain-linked staining can suggest a leak; widespread droplets in cold weather can suggest condensation. These are clues, not a reliable diagnosis on their own. Both problems can occur in the same roof.

What the timing can tell you

Note whether damp appears during rain, after wind-driven rain from one direction, or during cold weather without rain. Explain where you first notice it and whether recent insulation or other work has changed the roof space.

Condensation assessment considers moisture, air leakage, insulation, underlay and ventilation together. Adding vents without understanding the existing roof arrangement is not a universal fix. Plumbing can also be a source of water indoors.

Why does the stain appear away from the roof defect?

Water can travel along timbers and layers of the roof before it becomes visible. The stain on a ceiling is therefore not necessarily directly beneath the entry point.

A leak investigation follows the evidence rather than simply sealing above the stain. Coverings, valleys, abutments, roof windows and other junctions may need checking.

Does chimney damp prove the lead flashing has failed?

No. Flashings and soakers are important suspects, but masonry, flaunching, chimney back gutters and adjacent roof coverings can also allow water through. The junction needs inspecting as a whole.

Lead detailing has to accommodate the roof arrangement and the movement of the material. Whether lead can be redressed or needs replacing depends on its condition and the failed detail—not just the presence of a visible gap.

Can a roof leak be repaired from inside?

An inside patch does not generally restore the external covering or failed junction that is allowing rain in. It can hide symptoms without addressing the entry point. The cause needs locating and a suitable repair.

Do not puncture a ceiling, climb onto the roof or try to fit a tarpaulin yourself. Keep clear of bulging ceilings and water near electrical fittings, and keep others away from falling roof debris. Move possessions only if the area is safe. Where there is immediate danger, seek emergency assistance rather than waiting for a routine survey.

Why does my roof leak only in heavy rain?

Wind direction, the amount of rain and how junctions drain can expose defects that do not show in lighter weather. Record the conditions; inspection is needed to establish the cause.

Can you inspect a roof during a storm?

We do not go onto roofs in high winds. Safe access and weather determine what can be inspected or repaired. We do not promise an attendance time before discussing the situation.
