Roof maintenance

Roof cleaning and moss removal

We remove moss by hand, soft wash the roof at low pressure and apply a biocide that keeps killing spores for months. We do not pressure wash tiled or slate roofs. It strips the surface off concrete tiles and brings moss back faster, and on slate it drives water under the laps.

Signs to look for

How do you know you need it?

Thick moss cushions

Moss holds water against the tiles and lifts them, letting wind-driven rain underneath.

Gutters full of moss

Moss washes off the roof into gutters and blocks the outlets.

North-facing or shaded slopes

Under trees and on north slopes moss returns fastest. Biocide slows it down.

What most roofers won’t tell you

Why we never pressure wash a roof

Concrete tiles have a thin surface coating. A pressure washer strips it off. The tile is then more porous, holds more water and grows moss back faster than before. You end up paying to make the problem worse.

On slate, high-pressure water is driven up under the laps where the slates overlap, straight into the roof. It can also dislodge slates that are already held by tired nails.

Soft washing at low pressure with a biocide cleans the roof without damaging it, and keeps working after we leave. It takes longer. It is the right way to do it.

Our approach

How do we do it?

  1. 01

    Hand removal

Moss scraped off by hand, working down the roof without walking on fragile tiles.

  2. 02

    Soft wash

Low pressure only, so the tile surface and the laps are untouched.

  3. 03

    Biocide

Applied to kill remaining spores and keep the roof cleaner for longer.

  4. 04

    Gutters and photos

Gutters cleared of debris and the roof photographed: any slipped tiles noted.

Questions

Common questions

Do you pressure wash roofs?

No. Pressure washing strips the surface off concrete tiles and forces water under slate laps. We remove moss by hand and soft wash with a biocide.

How long does a roof clean last?

It depends on shade, trees and orientation. The biocide keeps working for months after we leave, which slows regrowth considerably.

Is moss actually damaging my roof?

Thick moss holds moisture, lifts tiles, blocks gutters and can speed frost damage. Light moss is mainly cosmetic.
